Step 5 of 7

Find the Right Community

Most families tour with their eyes. They see the lobby, the dining room, the activities calendar. This guide teaches you to tour with a checklist — and to know what you're actually looking for.

Most families tour without knowing what to look for

A community's marketing tour is designed to impress. The lobby is beautiful. The staff is warm. The dining room smells like fresh bread. None of that tells you whether the care is good, whether the staffing ratios are adequate, whether the memory care program is structured or improvised, or whether a community has a history of deficiencies you should know about.

What a community shows you on tour day and what it looks like 90 days later are often two different things. The guide teaches you to evaluate what matters — not what the tour is designed for you to see.

There are red flags — and they are specific

Red flags exist. They are observable. They are specific. They are not vague feelings — they are concrete things you can see, hear, and ask about during a tour that indicate a community may not be the right choice.

The guide lists them in full. On this page, we're naming the category without the specifics, because the specifics belong in your hand when you walk into a building.

The guide also covers memory care evaluation specifically (a different evaluation than standard assisted living), waiting lists and what they mean, and how to evaluate a community's quality 90 days after move-in — not just on tour day.

"23 questions — organized by category, ready to print before your first tour. Most families tour with their eyes. This guide teaches you to tour with a checklist."

Still weighing whether to stay home? The 5-year cost comparison is where most families discover Year 3 changes the math. And the decision framework walks through the five questions before any modification quote.
